General Overview

What are listing photos, and why do they matter?
Answer: Listing photos are the pictures of a home that appear online when it is for sale. Years ago, listings were mostly text with maybe one small photo. As the internet grew, photos became the centerpiece of selling homes. Today, strong listing photos are one of the most important tools REALTORS® use to attract buyers, generate interest, and set up showings.

What areas does Michelle serve?
Answer: Fresh Listing Photos serves Collin, Denton, Dallas, and Northeast Tarrant counties across North Texas.

Do you work on weekends?
Answer: Yes. Appointments are available seven days a week, with no extra charge for weekends.

How many photos do I get?
Answer: There is no fixed number. Michelle photographs each home from several angles as needed and with different compositions so you have plenty of options and the property is shown at its best.

How does Supra lockbox access work?
Answer: Michelle uses Supra’s Single Access feature. With the Supra eKEY® app, an agent can grant one-time entry so Michelle can get in, take photos, and lock up afterward. Agents are welcome to attend, but it’s not required, which saves valuable time and avoids scheduling conflicts.

Photography Approach

What is magazine-style lighting?
Answer: Michelle uses a magazine-style lighting approach, which combines flash lighting with the natural light already in the room—sunlight or light fixtures. The flash makes the colors accurate and the details sharp, while the natural light keeps the space warm and inviting. Blending the two together creates photos that look true to life—bright, clean, and balanced—without the dull colors or odd shadows that can happen with other methods. This is the same approach often used in professional interior design and architecture photography, which is why Michelle’s images have a polished, magazine-quality look.

Services & Extras

What extras are included with a photo session?
Answer: Every session comes with three helpful extras to make marketing easier:

  • Zillow uploads in full HD – When you post the listing in MLS, the photos will show up on Zillow in full HD so they look sharp and clear.
  • Property website – Each home gets a simple website with two link options:
    - Branded link – shows the agent’s name and contact info. Great for social media, email, and texts.
    - Unbranded link – removes agent info for places where branding is not allowed. Useful for private sharing or compliance needs outside of MLS rules for links.
  • Marketing center – Quickly create flyers, postcards, social posts, and ads using your listing photos.

Do you offer drone photos, floor plans, or 3D tours?
Answer: Michelle provides:

  • 2D floor plans – Complimentary with every photo session.
  • Lifestyle agent photoshoots – Quick sessions available inside client homes (with permission).
  • Elevated photography – A tall tripod system that allows her to photograph taller homes and backyard pool areas with a high-end camera, giving sharper quality than most drones can provide.

Michelle also works with trusted professionals for other media needs:

  • Drone photography – Ideal for water-view properties and select acreage. Handled by a licensed pilot who typically works on commercial projects and follows all FAA laws.
  • Headshots and team photos – Provided by a professional who specializes in portrait and branding work.
  • 3D imagery – Offered through a trusted Matterport provider.

Booking Process

How do I book?
Answer: Book online any time through the Scheduling Page. Prefer a call? Michelle is happy to schedule it for you.

What if I need to reschedule or cancel?
Answer: Please try to give at least 24 hours’ notice when possible so the calendar stays on track.

How do payments work?
Answer: No payment is requested until you are satisfied. After the session, Michelle sends a secure invoice. Payment is due before the final, non-watermarked images are released. Credit cards are accepted, with other options available upon request.

Preparation Guidance

How should we prepare the home?
Answer: To get the most out of the photo session:

  • Clear away clutter and personal items.
  • Turn on all lights and turn off ceiling fans.
  • Have yard work finished before the shoot.
  • Avoid shoot days that fall during trash or recycling pickup.
