What I Offer
For agents who want a say in how their listing is represented online, I’m an alternative to the random shoot-and-leave photographer. If you’ve been in the business a while, you know that not every house is easily photographed and that thoughtful staging, timing, and perspective can make a big difference. Not every seller can be pleased, and some properties require extra care and collaboration to show their best side. As we move through the home, we can take a break when needed to confirm framing, tweak perspective, and ensure each space is presented exactly as you and your seller expect—so everything feels aligned and intentional before the photo is ever taken.

We live in a world where buyers have many homes to choose from. My goal is to create listing photos that accurately represent what the home would look like to a buyer during a showing, giving them a clear and honest preview. A buyer determines which homes they can see online based on three things: location, price, and number of bedrooms. If the photos give the buyer a good understanding of what the house looks like on the inside, presented in a pleasing and inviting way, then I’ve done my job.
What sorts of photos and such do I provide?
Photos of both the interior and exterior, plus a full-color 2D floor plan that identifies fixtures like sinks, stove, and bathtubs. I focus on working smarter, not harder, to deliver efficient, consistent, high-quality results. If your property requires drone footage, you don’t need a basic real estate photographer like myself—you will be better served by a specialist in Aerial Data Capture; I have a trusted referral I can share. I also won’t charge extra to photograph large homes or spectacular backyards, because I use a drone alternative that captures wide, detailed views without added fees.

Every listing includes a snazzy 2D floor plan that uses distinct colors — bathrooms and the laundry room in blue, living areas in another hue, and bedrooms in a separate shade — to make spaces easy to identify. This simple visual cue gives buyers quick context clues, especially for those who haven’t taken the time to learn how to read a traditional floor plan. A single-property website. Sellers appreciate these because they make the home feel special and provide a simple, attractive way to share the listing on Facebook and with friends, neighbors, and church groups. Here’s an example of a single property website, with a custom domain.

How quickly do I typically work and complete each project?
If you’ve used the big photo mills in the past, I’m not able to compete with their typical turnaround times or lowest prices. To ensure the best experience and highest-quality results, let’s agree on a more reasonable time frame. That approach gives us both the opportunity to request changes and schedule reshoots if needed. There is sometimes back-and-forth on revisions, so please keep that in mind. We only get one shot at a first impression, and I want to collaborate with you and your seller to achieve the best possible outcome.
